I am next to a fund manager (A). the fund will invest up to $100 million USD in startups and match any grants or investment if the startup has an office in New York State. I am next to a venture capital group director (B). The VC group will invest a minimum of $20 million USD in startups worldwide if the startup has some traction or cash flow. The $20 million can be in tranches according to targeted milestones.
I have a good deal of capital to put to work this quarter in bridge loans, so I wanted to reach out and make sure you're aware of our lending terms. I can do as fast as 10 day closes on most commercial properties, $2MM-$25MM loan size for 12 to 36-month term, and up to 75% LTV with rates starting at 7.75%, and 6.00% for loans over $8MM with cash flow.
Our investment strategy will be to focus on opportunistic investments in the lower to lower middle market worldwide, where competition is less intense. We focus on deals ranging from $100,000 to a maximum of $5,000,000 to ensure that we spread the risk among a variety of qualified deals that are continually being turned over. Most other funds do not have the flexibility of doing very small deals by industry standards, this is our biggest advantage as we can execute quickly and deliver superior returns by turning over multiple smaller deals on a continous basis. Larger funds are focused on large projects and are less likely to devote their resources to execute on smaller opportunistic transactions.

We will be relying on a complete due diligence package provided to us by your firm on each project you represent. Our primary interest is in International Casino/Hotel operations. We can provide up to 100% financing for projects based on detailed projections of future performance returns. The funds will be released in stages based on predeterminated milestones. We are a risk tolerant company. Our lending strenght is in delas ranging from $10,000,000 to $350,000,000. Once we receive your complete package we will require 15-30 days to provide a decision to fund. Once a deal has been approved we can quickly arrange documents and start the stages fundindg within 10 business days. I will be assigning a dedicated contract person for any and all correspondence to protect privacy and confidentiality.

We look forward to a complete due diligence package on each project you represent. Our target projects range from USD $10 million to $350 million. Once we receive a complete underwriting package, wich includes a Project Overview application, we usually deliver a letter on Intent within 14 to 30 days on those projects we decide to fund. Depending on the location and complexity of the projects, the staged funding can usually be provided within 15 to 30 days of acceptance of our Commitment Letter and receipt of all requested documents. each project will be assigned a dedicated contact person for all correspondence to protect privacy and confidenciality
